In January 2005 the government introduced Part P of the Building Regulations for England and Wales, so most fixed electrical installation work carried out in homes must, by law, comply with the Building Regulations. Anyone carrying out electrical installation work covered by Part P in a home must either notify the local authority before the work is carried out and pay an inspection fee or the work has to be certified and carried out by someone who is registered with a scheme authorised by the government, such as NAPIT.

A valid Landlord Safety Certificate is required for all let properties.
